BUYER AGREEMENTS

Buyer’s agents across the country are required to have a signed representation agreement in place before showing properties. I can offer short-term as well as longer agreements, both with a cancel-anytime policy.

These agreements clearly lay out what services you (as a homebuyer) expect me, your real estate professional, to provide, and what I will be paid. These agreements make things clear and reduce any potential confusion at the outset of our real estate agreement.

BUYER AGENT COMMISIONS

Because commissions are fully negotiable, this does not automatically mean you will have to pay anything out of pocket for buyer representation. When submitting an offer, there are several ways we can approach the buyer’s agent fee:

  • Request that the seller pay the buyer’s agent commission.

  • Negotiate a price reduction or seller credit to offset the buyer’s agent fee.

  • If necessary and approved by your lender, include the buyer’s agent fee in your mortgage, allowing the cost to be spread out over the life of the loan.

BUY NOW OR BUY LATER?

Buying a home now lets you start building equity and lock in today’s home price, but you may face higher interest rates and have less time to save. Home prices tend to rise, and interest rates could also rise, meaning you may pay more later. Locking in your rate now and refinancing later when rates lower is the most practical approach.
